Ok, this is not a 1/5 hotel, but clearly not a 4.x/5. I would say it is more like a 2-3, because:
- ALL the towels are dirty and they smell like vinegar. We had 3 apartments, 6 people. All of them had the same problem. The towels are dirty, and instead of the staff cleaning them at a high temperature (like 90 degrees) and with clor or so, they wash them with vinegar. All the towels smell like vinegar. If someone is wondering why we didn't ask on the reception for other towels, one of our rooms asked for that and they received changed towels, but still dirty.
- There is exactly the same thing also with the beddings. They were dirty and smelled bad.
- Now.. they are trying to fix this by changing the towels daily (a thing which i personally don't like, because I am not used to this. I want them to change the towels and do the bedding when i want that to happen (like hanging the "please make up my room" door handle), not on a daily basis. They threw my boxers (pijamas) on the ground in the second day, because they made the bed. Why? I don't know, no one asked them to do so).
- The pool is ok and cleaned, but the pool hours are a joke. The pool is opened only from 10 AM to 6 PM. Why? I have no idea. It would have been great to stay at the pool for example after coming back from the beach, while the girls were getting ready, to have a beer with your friends and stay in the water. But they close it at 6 PM. And no, they don't have any lifeguard or anything also during the day, that is not the case. And also, this is Ayia Napa, here the parties and noise is loud until way over midnight, so it can't be a case of "we don't want any noise after 6 PM", which would also be a st.pid idea, since, again 6 PM. So, if you go to Ayia Napa for the beaches during the day, the pool is ABSOLUTELY useless. For our stay (7 nights), we basically used the pool exactly once, at the day we arrived, since we arrived at about 3 PM and didn't want to go to a beach that day.
Other small problems, but still worth mentioning:
- the walls are dirty to say at least
- the sofa in the apartment had stains all over it (i don't wanna even know where those stains came from..)
- the "kitchen" and kitchen ustensiles were very dirty, unwashed knifes and forks.. (but we didn't chose the apartment for the kitchen, we chose it because of the extra space, and the couch). OK, it says on the wall to wash your dishes and ustensiles, but that doesn't mean that if the previous client didn't do that, you leave them in the same conditions for the new customers. This is outrageous.
Don't choose this unless you want a bad experience.

Later edit to answer the response added by the owner, because their response is not ok:
"All towels and sheets are cleaned by professional laundry company. It seems you trying to find something in whatever solution we gave. For example we offered you to changed daily the sheet and towels with brand new. and still you did not like this"
– This is 100% fake info. The towels you gave to one of the rooms after they requested new ones were again stained and smelled like vinegar ⇒ definitely not new.
– If all the towels and sheets are truly cleaned by a professional laundry company (which I highly doubt), then I strongly suggest you change that company.
It seems most of the rest of your response was about the pool. I don’t want to “meet your lifeguard,” but I also didn’t see him/her once while I was at the pool. I only mentioned the term in relation to the fact that:
– you don’t have a lifeguard present during the usual business hours (10:00–18:00), and
– because of that, you have to close the pool when their schedule ends.
That was the only reason. And if I remember correctly, there’s even a sign by the pool stating that you don’t have lifeguards and that it’s everyone’s own responsibility when they are near the pool.
As a last comment, what i want to specify is that i've spent about a quarter of my life through hotels in the last 3 years (because of my job) and this is by far my worst experience — at least in terms of “cleanliness.”

A solid hotel in a good location, you're not going to be swaddled in luxury but for the price we couldn't really complain. One thing to note is the nightly charge for air con which is not included in the price (so 8 euro per unit, per day - which could add up quick!) but having it available really helps keep the rooms cool
Good pool, decent bar and the breakfast was okay - as always I started the week going for the British food and ended up going more for the local offerings (salads, breads, meats, fruits etc.)
Rooms are large, clean, and equipped enough for people who aren't spending all their time cooped up inside. Good shop right next door that's open 24h - idea for picking up a Keo or two on the way home!

The hotel is clean and the rooms are surprisingly spacious for the price. However, there’s no clothes drying rack, which can be inconvenient if you're staying longer or need to wash something. Also, if your room faces the street, be prepared for quite a bit of noise—especially during the night. Still, it's a reasonable option for short stays if you're not too sensitive to sound.

Very nice hotel in a perfect location on the main street—just steps away from shops, the pubs street, and the sea. There’s even a 24/7 market right next door! Our room was spacious, spotless, and had a balcony overlooking the street. The pool is large, clean, and inviting, and the bar serves great drinks. Reception staff were very friendly and helpful.
The hotel also offers a tasty local buffet for breakfast and dinner at a good price. We appreciated the underground parking, free Wi-Fi, and free air conditioning.
Overall, a great place for a vacation—we’ll definitely visit again!

The room was large but quite basic, and had stains on the wall which I'm really hoping was a drink because it looked suspiciously like blood. The air con in the room is fantastic which was a godsend when we needed a break from the sun!
Very basic kitchen facility with missing plates/cups but it was nice to have the means to make ourselves a tea/coffee or prepare a snack when we couldn't be bothered going out - the shops next to the hotel have absolutely everything you need.
The worst part is the amount of noise at night. People slam doors, and last night we had people knocking on our door at 5am and then running.
The bar is friendly but overpriced, and the food is poor compared to literally everywhere else on the streets around it.
The pool is fine, but the toilets don't lock properly and you have to walk by the underground car park to get to them. Use your room instead of the pool facilities for sure.
Considering the price and location we've had an absolutely fantastic holiday BUT I would say spending a bit more for a nicer hotel close by is recommended.
I'd really like to rate this higher, but I realise the location is the 5-star aspect and this is just the place to sleep, shower and change clothes. Considering the rubbish sleep from the noise at night it doesn't do a good job at that.
On paper it really looks like you've found a hidden gem with this place, but the reality is you get what you pay for.
The hotel is completely open at night, even the rooms, which is a safety concern.
