The beach is a 4-minute stroll from this apartment. Kaos Hotel Apartments in Ayia Napa has an outdoor pool, poolside bar, and a children's pool surrounded by a terrace with sun loungers, and is only a 7-minute walk from Sandy Bay Beach and 15 minutes from Nissi Beach. It provides self-catering accommodations with complimentary WiFi and free on-site parking.
All air-conditioned studios and apartments include floor-to-ceiling windows and a private balcony. They have an open-plan kitchen with an oven, toaster, and refrigerator, as well as a lounge space with a 32-inch flat-screen TV. There is also an air-conditioned separate bedroom and a private bathroom in each flat. On request, hairdryers and ironing boards can be provided.
The Kaos Hotel is within walking distance of all facilities, including supermarkets, stores, and restaurants. A 7-minute stroll will take you to the heart of Ayia Napa, where all the nightlife is. Guests will discover bus stations right outside the hotel with connections to Larnaca Airport, Larnaca Center, and Protaras. Larnaca International Airport is around 60 kilometres away.

I absolutely don't recommend these hotel apartments despite their good location and affordable price.
First of all, the photos are misleading: the apartments seem brand new and clean, which is not the case especially concerning the bathroom.
However this wasn't the main issue since the apartments were ok speaking of facilities and equipment. Our main problem was cockroaches!
While some people in some apartments may not find roaches, there is a problem with those and the hotel admin seems to be well aware but does almost nothing about it. During our two-nights stay we found lots of them, coming from under the fridge, under the beds, behind the curtains, outside the doors - so literally from everywhere.
So if you wish to sleep somewhere without having to think about cockroaches, stay away from the hotel.

My stay at Kaos Hotel Apartments was incredibly disappointing. Upon arrival, the room was dirty with moldy food in the kitchen cabinets and sand and hair in the bathroom. The outdated rooms and rowdy teenagers dominating the pools made relaxation impossible. Every night from midnight to early morning hours, all you can see are drunk teens shouting, jumping in the pool, throwing up in front of your window, and getting naked. There was no security to address the noise, with leftover alcohol beverages littering the pool area each morning. The owner's unpleasant demeanor mirrored the unprofessionalism evident in other review replies. Additionally, the partially fenced property lacked privacy, leaving guests feeling exposed. Overall, Kaos Hotel Apartments are not worth the trouble for those seeking cleanliness, peace, or professional management.

Normally I don’t give 1 star reviews. But the apartment we booked here was a complete disappointment. To be fair the prices are quite low, but still you could expect that it is at least clean. Insects are a problem, the drain pipe is too old, which leads to a bad smell in the toilet and the matresses are stained all over. Even though reception should be open from 9am to 11pm, most of the time no one is there. A bit sad, probably the place was way nicer 5 years ago but was neglected over time. The only positive thing is the very friendly cleaning lady named Theresa, she deserves a raise in my humble opinion.

Stayed here 5 years ago, definitely not the same as we found it now this time. It is now dirty, terrible looking towels, pillows and bedding. The whole complex lacks serious maintenance, even in the so called gardens you will find plastic, dental floss etc. The dirty towels of the previous guests was still hanging behind the bathroom door, and their used razor at the basin. The owner has an attitude problem. Will never stay here again

Each apartment has a one-bedroom with two single beds, a living room with two sofas that convert to beds, an LED TV, an open-plan kitchenette with a large fridge, a lounge, and a private bathroom with a shower. Each unit has a balcony, and some have a view of the pool. After each departure, the flats are cleaned and linen and towels are replaced with clean ones. Every two days, new towels are added, and linen is delivered every four days.
Studio
Each studio comprises 2 single beds plus an armchair that can turn into a bed, a fully equipped kitchen with a small fridge, dining table, balcony and private shower.
