Kaos Hotel Apartments in Ayia Napa has an outdoor pool, poolside bar, and a children's pool surrounded by a terrace with sun loungers, and is only a 7-minute walk from Sandy Bay Beach and 15 minutes from Nissi Beach. It provides self-catering accommodations with complimentary WiFi and free on-site parking.
All air-conditioned studios and apartments include floor-to-ceiling windows and a private balcony. They have an open-plan kitchen with an oven, toaster, and refrigerator, as well as a lounge space with a 32-inch flat-screen TV. There is also an air-conditioned separate bedroom and a private bathroom in each flat. On request, hairdryers and ironing boards can be provided.
The Kaos Hotel is within walking distance of all facilities, including supermarkets, stores, and restaurants. A 7-minute stroll will take you to the heart of Ayia Napa, where all the nightlife is. Guests will discover bus stations right outside the hotel with connections to Larnaca Airport, Larnaca Center, and Protaras. Larnaca International Airport is around 60 kilometres away.

Great little hotel, great sized rooms and very clean. Great views of a lovely pool and the sea just beyond. Handy for all the shops bars and restaurants. Great value for money. We will definitely be coming back again.

Ants in the room. Cleaning staff comes straight into the room even if the guests are sleeping. Overall, for a two star, its ok.

Mul fault, that I did not look at the reviews on Google, but only on Booking. I do not understand at all why they are so high there. Inside, everything looks old and unkempt, dirty in places. Dust is wiped only on the most visible large surfaces. There is no service at all. The reception is always empty. Location is great. In the õiddle between city center and Nissi Beach.
I had an incredibly disappointing experience with this hotel. From the beginning, it was clear that customer service was not a priority. The first communication I received was not a warm welcome but a long list of fines and prohibitions.
After my response to the "welcome letter" from the hotel, where I mentioned that it could have been friendlier, the hotel owner asked me not to teach him how to run his business and offered me to cancel my booking. I refused to cancel because I already had plans, but I told him that he could cancel it himself if he really wanted to. Which he did. Because of this, my travel plans were ruined, and I had to urgently find a new hotel.
Also, if you read other reviews (which I didn’t do before booking), you can notice that there are also cockroaches and problems with cleanliness and housekeeping. My experience was negative. I cannot recommend this hotel at all.

the room was dirty and it needs renovation. we stayed for one week and in this time they only cleaned our room once. the towels were old and stained. there were ants everywhere, they got into our luggage and we woke up with lots of them in our beds. the AC doesn’t work properly and you can’t leave it on if you are not in the room. we only got one key for 3 persons which was really uncomfortable. it doesn’t look at all like the pictures. the location was good, there is a bus station right in front and also a 27/7 supermarket. the pool was clean.
i do not recommend it especially if you go with kids because it is very unhygienic.

Each apartment has a one-bedroom with two single beds, a living room with two sofas that convert to beds, an LED TV, an open-plan kitchenette with a large fridge, a lounge, and a private bathroom with a shower. Each unit has a balcony, and some have a view of the pool. After each departure, the flats are cleaned and linen and towels are replaced with clean ones. Every two days, new towels are added, and linen is delivered every four days.
Studio
Each studio comprises 2 single beds plus an armchair that can turn into a bed, a fully equipped kitchen with a small fridge, dining table, balcony and private shower.
